Lady Jannath's Estate is a Location within the Lower City in Act Three of Baldur's Gate 3. It is a large manor found on the west side of town, south of the House of Grief.

Lady Jannath's Estate is the home of Firellia JannathFirellia Jannath, and it consists of four floors. The state of the manor depends on whether Oskar FevrasOskar Fevras was rescued from BremBrem in Act One and whether the quest Free the ArtistFree the Artist is active.

Ground floor edit

The ground floor is entered via the foyer. Two large stairs on either side lead up to the first floor. Past these are a larder and kitchen on the west and east sides of the structure, respectively.

Beyond these, at the north side of the structure, is a large stairwell connecting all the floors.

First floor edit

This level can be reached by the interior stairs or by an exterior balcony on the south side of the structure, which leads to the library.

Entering from the foyer stairs leads to a balcony guarded by two Poltergeists. Double doors lead to a stair to the second floor.

In a small library to the west, a  Contractor's Record can be spotted on the desk. A locked (DC 15 Sleight of Hand check DC 15 Sleight of Hand check) strongbox contains a  Hand Crossbow +2, six  Arrows of Fiend Slaying, and six  Arrows of Aberration Slaying.

Second floor edit

Oskar Fevras and Lady Jannath can usually be found here.

Third floor (armory) edit

Weapons of mundane and +1 quality can be found here, along with various Shields. A  Scroll of See Invisibility can also be found on a nearby table.

Fourth floor / Oskar's Atelier edit

This studio is filled with numerous interactible portraits[verify] and utensils for drawing / painting. If passing a Perception check, a locked secret room can be found and entered. On the desk to the right is a note named  For the Eyes Of Lady Jannath ONLY.

Haunting edit

If Oskar was spoken to in Act One and rescued, Tarhun MnemonisTarhun Mnemonis can be found at the front door and warns the party that the manor has been taken over by Poltergeists and that the staff have been sent away.

Several hostile PoltergeistsPoltergeists can be encountered throughout the house. They have natural invisibility, can fly, throw objects, and perform ranged shove attacks.

Other hazards include Cursed Skulls which are placed on stairs and landings. The skulls rapidly fire off ThunderwaveThunderwave spells, which knock the party back and possibly down levels causing damage. SilenceSilence can be used to stop the skulls from casting their spells. Using Remove CurseRemove Curse or throwing a "thrown" bludgeoning weapon at them, can destroy them in one attack, if overcoming their item hardness of 22 HP.

Additionally, Golden Candelabrums scattered throughout the structure are haunted by Vengeful SoulsVengeful Souls and Tormented SoulsTormented Souls. Their aura applies Phantasmal ForcePhantasmal Force without any saving throws on nearby characters for 10 turns, dealing 1d6PsychicPsychic damage per turn. Destroying the candelabra stops the damage. Once a candelabra is destroyed, it reveals the soul within.

Oskar's Atelier edit

On the fourth floor, the portrait of Oskar Fevras can be combined with the easel here to open the door to a secret room. Combining any other portrait with the easel summons a Tormented Soul. Inside a Rustic Chest a  Letter to Oskar Fervas can be found.

If Oskar is saved during Free the ArtistFree the Artist and Lady Jannath does not break up with him as a result, he offers to paint a  Personal Portrait of a party member in his atelier. The subject of the painting is determined by the party member starting the conversation. It is possible to obtain multiple paintings by talking to Oskar with different party members.

Art Exhibition edit

If Oskar was not rescued from Brem, he is not present inside the manor and the manor is not haunted. Instead, Lady Jannath is holding an Art Exhibition which hosts various nobles. All of the staff are also present as well as several Baldur's Gate nobles, who frequently purchase some of the art.
