Overview
Access
Philgrave's Mansion can be entered in multiple ways:
- Via a locked door in a stone wall X: -8 Y: -158, which can be opened with a password after reading either
Letter to Oskar Fervas or the 
Parchment in the alley next to Bruc and Pishe's Emporium X: 73 Y: -107. Otherwise, the door can be lockpicked or destroyed like any other door.
- Sneaking in via a hole in the wall X: 29 Y: -166
- Reaching the upper balcony and lockpicking the balcony entrance by passing a DC 25 Sleight of Hand check.
Top Floor

Middle Floor
The central area is a defunct, dusty sitting room with a staircase leading up to the top floor and a hall with a locked door (DC 15 Sleight of Hand Check). A macabre room filled with body parts, piles of bodies, and blood can be found behind the door. A lever can be found which opens a door to the basement at X: 2 Y: -166. A secret stone door can be found and reveals a ladder to a secret room on the bottom floor at X: 18 Y: -157.
